BUYER'S AGENT According to Victor Hussein, a local lawyer, one of the most costly mistakes a Buyer can make is not hiring a Real Estate Agent that only represents and assists a Buyer --- known as a Buyer's Agent. One of the many benefits of retaining a Buyer's Agent is the time saved by you in not having to conduct your own research of the market to locate suitable properties to view---your Agent would do that for you. He also mentions that an Agent has access to any hot new listings that come up. A second benefit of retaining a Buyer's Agent is having a trained professional acting for you during the preparation of the Agreement of Purchase and Sale, and during negotiations. Generally, through sheer experience or through personal training, a Buyer's Agent would recognize the "do's and don'ts" of negoiating; would recognise what is a bargain and what is not and would be in a better position to negoiate the purchase price. The Listing Agent in most transactions, represents the interests of the Seller, and a Buyer's Agent represents the interests of a Buyer. When its time to prepare the Offer, the Buyer and Seller wall always be told in writing, who each Agent represents.
